  1. If the proposed improvement or alteration involves a change in paint or stain color, indicate manufacturer and color with manufacturer number or attach the approved color chart indicating colors to be used (Approved colors are available at http://www.c-p-m.com/fwpaintc1.htm, or contact County Property Management for an approved color chart).               

2.        If pertinent, attach plans, specifications, blueprints and/or sketches indicating dimensions, distance from lot line and type and color of materials to be used.

3.        If pertinent, attach a copy of the permit issued by the City of Thousand Oaks .

4.        Delivery and storage of building materials in the street requires a permit from the Department of Public       Works.

5.        The owner will be held responsible for any damage resulting from the approved improvement or alteration.

6.        Licensed, bonded, and insured contractors are recommended.

7.        It is the homeowner’s responsibility to insure that contractors have workers compensation, liability, and automobile liability insurance.

8.        Work will not commence until this application has been approved and signed by the Architectural Review Committee and is subject for review by the association.

9.        Each homeowner must comply with all applicable ordinances and statutes as well as the requirements of local and/or state boards of health with respect to the occupancy and use of the lots. (Covenants, Conditions, and Restrictions, Article VIII, Section 8.10)

                             ARCHITECTURAL REVIEW COMMITTEE

PROCEDURES FOR SUBMISSION OF PLANS

 

  1. Homeowner should refer to the Covenants, Conditions, and Restrictions, Article VIII, Section 8.05 and Article XV, Section 15.02.

 

  1. Written requests for any improvement or alteration, including construction plans, blueprints and specifications, are to be submitted to the Architectural Review Committee with a completed “Application for Architectural Review” form to the committee’s mailing address. (The application form is attached.)

  1. Upon receipt of Architectural Application, County Property Management will forward the application to the Architectural Review Committee and provide a copy of the application to the Board for review at the next scheduled board meeting. The committee chairperson will indicate the date of receipt and will notify the homeowner that the application has been received.

 

  1. The Architectural Review Committee will have 30 days following receipt of the request from County Property Management to review the proposed improvement or alteration and either approve or disapprove the request. The homeowner will receive notification of the decision by hand-delivery or by First Class Mail.

 

  1. If the Architectural Review Committee fails to respond to the homeowner within the 30 day time period as defined in item 4, the application is considered approved.

 

  1. Following approval or disapproval by the Architectural Review Committee, the completed application will be sent to County Property Management for filing. The completed application will also be forwarded to the Board in the monthly Board packet.

 

  1. Homeowners have the right to appeal disapproval with grounds.  Contact County Property Management to schedule a hearing with the Board.

 

  1. Every homeowner shall comply with all applicable ordinances and statutes and with requirements of local and/or states boards of health with respect to the occupancy and use of the lots. (Covenants, Conditions, and Restrictions, Article VIII, Section 8.10)
