Nantucket Village Assessment Policy

 

 

All dues payments are $275.00, due on the first day of each month. A 5% late charge will be assessed if payment is not received in the management company office before the close of business on the fifteenth (15th) day of the month. Please remember that the management company personnel do not check post marks.

 

If the assessment becomes more that 60 days delinquent, the Board of Directors may place a lien on the property or send the account to an attorney to begin foreclosure proceeding. A lien and/or foreclosure creates an additional expense for the homeowner. The homeowner is responsible for all charges, filing fees, and attorney fees accrued in the process of collecting assessments.

Swimming Pool Area Rules




Your magnetic pool key is your ticket into the pool area - it shall be assumed that anyone without a key does not belong there and shall be asked to leave.  Anyone you let into the pool area with your key becomes your responsibility.


Please use common sense and courtesy when using the pool and Jacuzzi.


Excessive noise is prohibited and the "high bubble" setting is not permitted after 10 p.m.


Spa use is for ADULTS ONLY; children must be directly supervised by an adult.


Children under 14 must be accompanied by a parent (State Law).


Spa controls are to be set by ADULTS ONLY.


the pool area is for the exclusive use of residents and their selected guests.


Safety equipment (safety rope, ring, hook) is for EMERGENCY USE ONLY.


No animals allowed in pool area.


No glass allowed in pool area.


Close and lock the gates when entering/leaving pool area.


Place all trash (cigarette butts, cans, etc.) in the appropriate containers.

Unnecessary noise is prohibited (shouting, yelling, radios, etc.)

Quiet time: 10:00 p.m. - 8:00 a.m.

VIOLATION POLICY



 

The association's monetary penalties for violations remain in effect as follows:


1st Violation:       No Fine 30 Days to comply


2nd Violation:     $25 Fine 30 Days to comply


3rd Violation:      $50 Fine 30 Days to comply


4th Violation :     Subsequent Notices $100 Fine 30 Days to comply

 


NOTE:


Health and safety violations will require immediate compliance.


All violations will be tracked until there has been no reoccurrence for twelve (12) months from the last notice.

 

ENFORCEMENT:

 

Fines may be imposed as discipline for violations of the association's governing documents. Suspension of membership rights, including the right to vote, the right to use common amenities, etc., may be imposed as disciplinary action. Before any disciplinary action is taken, a member shall be entitled to an appeal and a hearing in accordance with procedural rules established from time to time by the Board of Directors. any such procedure shall comply with the minimum standards set forth in California Corporations Code section 7341.

 

In the event the association is caused to retain the services of legal counsel to enforce any provision of the governing documents, the association shall also be entitled to recover the full reasonable cost of such legal services and costs.
