Handling member complaints and requests

Hiring and supervising maintenance, repair and improvement personnel

Purchasing supplies and equipment

Billing each member monthly, including all pass-through charges

Use best effort to collect assessments

Prepare mailings and ballots for meetings of the membership

Accurately maintain all books and records in accordance with generally acceptable accounting principles

Furnishing monthly operating reports, including income statement, balance sheet, cash receipts, cash disbursements, delinquency report, month-to-date and year-to-date expense statements with budget analysis

Participation with certified public accountants in the auditing and preparation of tax returns

Insuring compliance with all applicable laws

We have developed a strong working relationship with our bank and are therefore able to offer your association the benefit of no banking charges, and the ability to access special interest rates on Money Market Accounts and Certificates of Deposits. Our office computers are linked with the bank's computers to access all accounting information on a daily basis. We have the ability to make automatic withdraws from association member's bank accounts for their monthly assessments. We deposit the dues directly into the association's operating money market account. This manner of handling the deposits increases the interest income for your association.

County Property Management is a respected firm in the real estate management field. Memberships include the National Association of Realtors, California Association of Realtors, Ventura County Board of Realtors, California Apartment Association and the Community Association Institute. The firm's founders and co-owners, Richard J. Miller and Katherine Miller, are dedicated professionals. Richard Miller is a former state director of the California Association of Realtors, as well as a past Director of the Camarillo Board of Realtors. Katherine Miller is a former director of Channel Islands Chapter Community Associations Institute serving Homeowners Associations.
